Before you get excited about a plot, farmhouse or apartment in Jaipur, it's worth spending time on the paperwork that protects you for decades.

RERA Registration
The Real Estate (Regulation and Development) Act requires most projects above a certain size to register with the state regulator. Registration means the project is on record, subject to oversight, and legally required to deliver what it promises.
What to do: Search the project or promoter directly on rera.rajasthan.gov.in before you trust any verbal claim about approvals. An unregistered project that should be registered is a red flag.
JDA Approval & Patta
The Jaipur Development Authority (JDA) governs land use across the city and its surrounding areas through the Master Plan, determining whether a plot is approved for residential, commercial or agricultural use.
What to do: For plots and independent layouts, confirm the colony is JDA-approved and that a valid patta exists before booking. A plot that looks perfect but isn't approved for residential use can leave you unable to build or resell it cleanly.
Land Conversion (for farmhouses & outskirt plots)
Buying a farmhouse or a plot on the city's outer edge? Agricultural land must be legally converted before you're permitted to build a residential structure on it.
What to do: Ask for the conversion certificate directly, and confirm it covers the specific parcel you're buying — not just the wider scheme.
Clear Title Deed
The title deed is the legal document proving ownership. A "clear" title means the seller has undisputed, transferable ownership — free of competing claims, unresolved inheritance issues, or improperly recorded prior sales.
What to do: Have a property lawyer trace the chain of ownership back at least 12–15 years to confirm there are no gaps or conflicting claims.
Encumbrance Certificate (EC)
An EC confirms whether a property carries any outstanding loans, mortgages or other legal liabilities registered against it.
What to do: Request a fresh EC covering at least the last 13 years from the local sub-registrar's office, and confirm it shows "nil encumbrance" before proceeding.
Budget for Stamp Duty & Registration
Legal cleanliness is only one part of the picture — the other is knowing the true cost of registering the property in your name. In Rajasthan, plan for:

Additional Checks Worth Doing
- Physical site verification — confirm boundaries, access roads and any encroachments match what's on paper. Visit at two different times of day; traffic, noise and water pressure can look very different at 9am versus 7pm.
- Property tax receipts — check that dues are cleared and current
- Approved building plan (for constructed properties) — verify it matches the actual structure
A Simple Way to Think About Due Diligence
None of these checks are about distrust — they're standard practice, and any credible developer or seller will expect you to ask. A useful mental model: if a seller or broker is reluctant to share any of these documents, treat that reluctance itself as the biggest red flag of all.
Legal verification typically takes anywhere from a few days to a couple of weeks depending on document availability — a small delay against the size of the decision you're making.
