Loan approval, if you need one, typically adds 2-4 weeks on top of the property-side process.

Is it safer to buy a resale property or a new project from a developer?+

Neither is inherently safer — the diligence just looks different. New projects need RERA/JDA verification and a hard look at the developer's delivery track record. What is a PLC (Preferential Location Charge)?+

It's separate from ongoing monthly/annual maintenance charges. Ask what specifically the corpus fund covers and whether it's refundable or adjustable in any circumstance.

Is GST applicable on property purchases in Jaipur?+

Yes — most banks and housing finance companies offer construction-linked home loans, disbursed in stages tied to the developer's construction milestones (this is often called a construction-linked plan or CLP), rather than as one lump sum. Interest is usually charged only on the amount disbursed so far during construction. Confirm the project's RERA/legal status meets the specific lender's approval criteria before assuming financing will be straightforward.

How much of the property value will a bank actually finance?+

Loan-to-Value (LTV) ratios in India are typically capped by RBI guidelines at around 75-90% of the property's value depending on the loan amount slab, meaning you'll need to fund the remaining 10-25% yourself as a down payment, plus stamp duty, registration, and other charges which are generally not covered by the loan at all. Get a specific LTV quote from your lender based on your income profile and the property's assessed value rather than assuming the maximum slab applies to you.

What documents does a bank need for a home loan application?+

Broadly: identity and address proof, income proof (salary slips and Form 16 for salaried applicants; ITRs and business proof for self-employed applicants), bank statements (usually the last 6 months), the property's title documents and, for under-construction property, the developer's RERA registration and approved building plan. Banks vary in exact requirements, so get a checklist directly from your chosen lender early in the process.

Does my credit score really affect my home loan approval and interest rate?+

Yes, meaningfully.
